Waterscape Frequently Asked Questions

Thank you for your interest in my Waterscape properties. Here is a list of questions I am often asked.

What is your cancellation policy?
  • Notice greater than 60 days: Deposit and all rent will be returned less a $100 administrative fee.
  • Notice between 30 days and 60 days: Full deposit lost. Any paid rent will be refunded. An attempt will be made to re-rent the unit for your scheduled reservation. If successful, your deposit will also be refunded less a $100 administrative fee.
  • Notice less than 30 days: Full deposit and rent lost. An attempt will be made to re-rent the unit during your scheduled reservation. If successful, your rent and deposit will be returned less a $100 administrative fee. If unit has to be discounted in order to obtain a renter at the last minute, the issued refund will be the amount of the new rental less the $100 administrative fee.
  • Cancellations or early departures due to inclement weather or beach conditions does not warrant any refund of rent or deposit.
What is your COVID policy?

Back in 2020 when COVID was a new thing to us all, beaches quickly closed. I refunded every single guest. (See my reviews; it's mentioned many times.) It was difficult on my business, but I made it. Now, we all know what COVID is and what risks there are when booking reservations. We BOTH have risks with COVID, but I cannot bear them all. I cover my side of the risks: if beaches close, if our resort closes, or if travel is banned, I will refund or move your dates. All other risks associated with Covid, such as a family member becoming ill, you losing your job, or you just choosing not to travel, must be risks YOU assume. While I am senstive and understanding of these issues, I cannot personally insure every possible risk associated with COVID. I do try to work with guests, ALWAYS, when emergencies arise.

What is your hurricane policy?
  • No refunds will be given unless the National Weather Service orders a mandatory evacuation for our specific area.
  • For days that the National Weather Service orders a mandatory evacuation order in a “Tropical Storm/Hurricane Warning area”, you will be refunded:
    • Any unused portion of rent from departing earlier than scheduled due to the mandatory evacuation
    • Any unused portion of rent from delaying arrival until the mandatory evacuation is lifted
    • Any rent for a reservation that is scheduled to arrive during the “Hurricane Warning” period.
Are pets allowed at Waterscape?

Guests are not permitted to have pets at Waterscape. This is mandated by our HOA and fines can be assessed. Our resort has 339 units. I know every family wants to bring Fido, but that would be 339 pets and our property is full of pools, not grass. Everyone would be stepping in...you know....and barefooted. This would just be unsanitary. For the same reason, pets are illegal on our beaches.

While I'm on the subject...All owners know you can buy a service animal vest off the internet. A vest does not make your pet a service animal. Service animals are trained to do a task for a person with a disability. Please don't try to disguise pets as service animals. This creates skepticism for people with real service animal needs, and is just dirty business. In Florida, misrepresentation is also a misdemeanor.

Which unit is right for me?

Truly, each unit offers something different.

There are many things to consider at Waterscape. Some considerations are view, proximity to beach, ground level convenience, and budget. Units on the inside of the horseshoe will have pool and beach views, unless you are on the ground level, in which you trade that beach view for a pool view and add the convenience of a step-off patio where you never have to step on an elevator.


The closer you get to the beach, the more you should expect to pay. If budget is more important than the view, then you can take a unit on the outside of the horseshoe. These units also have a view of the ocean, but they also view the neighboring hotel and parking lots. These units are a great way to stay at Waterscape, enjoy all the ammenities, and spend a little less!


We also have some two bedrooms in the back of the resort with a 6 person occupancy. Because the occupancy is capped at 6 instead of 8, the rent is a touch cheaper. These units also have a great view!


There are also other things to consider, like the C units with huge kitchens and back door parking, or B112 with drive up access for unloading, or A200 & A500 which are three bedroom units on the front row!
